KPF's ambitious plans for the HSBC Tower in Canary Wharf have been submitted for planning approval, sparking excitement and debate among locals and visitors alike. This transformative project aims to redefine the iconic skyscraper, blending office space with a luxurious hotel and an immersive visitor experience.
A Tower Transformed
The proposal envisions a dramatic makeover of the top third of the tower, where Foster + Partners' original design meets KPF's creative vision. Levels 34 to 41 will be reimagined as a 181-room luxury hotel, offering guests unparalleled views and a range of amenities. The hotel will have its own dedicated entrance, with shuttle lifts seamlessly connecting it to the main lobby at level 35. Level 36 will be dedicated to wellness, featuring a spa, gym, and dining area, ensuring guests can indulge in relaxation and gourmet experiences.
The pinnacle of the tower, floors 42 to 45, will become 'The Cloud', a triple-height viewing gallery that promises a unique, curated experience. This space will host cultural events, seasonal exhibitions, restaurants, bars, and event venues, encouraging repeat visits and fostering a sense of community.
Revitalizing the Base
While the upper levels undergo this metamorphosis, the lower floors will retain their office function but with a significant upgrade. Levels 2 to 33 will be substantially refurbished, incorporating expansive outdoor terraces that provide breathtaking views of the Docklands. Ground-Level Innovation
A new public route, named 'The Street', will be introduced at ground level, revolutionizing movement patterns within Canary Wharf. Lined with retail, restaurants, and pop-up spaces, it will provide direct access to the Canada Place Mall at lower ground level. This initiative aims to establish the site as a vibrant retail and leisure hub, attracting visitors from near and far.

Quod, a planning consultant, provides crucial guidance. Robert Bird takes on the structural challenges, while FMDC focuses on the facades. The team also includes landscape architect Townshend Landscape Architects, townscape consultant Montagu Evans, MEP engineer Sweco, and transport consultant Momentum, each contributing their expertise to the project's realization.
